Terms and Conditions – Ananda Farms

1. Property Details
All plot sizes, specifications, and features mentioned in promotional materials, brochures, and catalogues are subject to change at the discretion of the developer.

The actual area and location of plots will be as per the final layout approved by the competent authorities.

2. Booking & Payment
Booking of plots requires submission of a duly filled application form along with the booking amount.

Payment must be made as per the agreed payment schedule. Delays may result in cancellation or penalties as per the policy.

Allotment of plots is provisional and subject to realization of full payment and final documentation.

3. Documentation
The buyer is responsible for submitting accurate and valid KYC documents for verification.

A sale agreement and registration will be executed once all payments are cleared and documentation is complete.

4. Possession & Transfer
Possession timelines are subject to development schedules and external factors.

Transfer or resale of booked plots before possession may require prior written consent from the developer and applicable transfer charges.

5. Cancellation & Refunds
Cancellations initiated by the buyer will be subject to deductions as per the refund policy.

Any refund, if applicable, will be processed within a defined period after formal cancellation approval.

6. Usage & Maintenance
The plots are designated for farmhouse development only. Commercial usage without prior approval is prohibited.

Maintenance of common areas, roads, and amenities will be managed by the developer or a designated facility management agency.

7. Legal Compliance
The project is subject to applicable laws, development authority guidelines, and approvals.

Buyers are advised to verify all legal aspects and conduct due diligence before finalizing the purchase.

8. Limitation of Liability
The developer shall not be liable for delays caused due to force majeure, government orders, or legal proceedings.

No liability shall arise for indirect or consequential losses.

9. Jurisdiction
All disputes arising out of or related to this agreement shall be subject to the jurisdiction of courts located in Noida.
